Home loan in NCR: how much you can borrow, and your EMI

By Shubham Giri, Rangeela Estate · Facts checked 13 October 2026

Before you fall in love with a flat, know two numbers: how much the bank will lend you, and the EMI you can pay comfortably every month.

How much the bank lends on the property

RBI caps the loan as a share of the property value (the loan-to-value limit):

Loan amountMaximum loan
Up to ₹30 lakh90% of the value
₹30 lakh to ₹75 lakh80% of the value
Above ₹75 lakh75% of the value

The rest is your down payment. Add stamp duty, registration and builder extras, which you usually pay yourself too (see the total cost guide).

How much you can borrow on your income

Banks look at your income and the EMIs you already pay. As a rough guide, many lenders want your total EMIs, including the new one, to stay around half of your monthly income or below. Your credit score, age and job also matter.

Tip: Check your credit score before you apply. A good score can get you a lower interest rate, and a lower rate saves lakhs over 20 years.

Questions buyers ask

How much home loan can I get on a ₹60 lakh flat?

Up to 80% of the value under RBI rules, so up to ₹48 lakh, if your income supports the EMI. The remaining ₹12 lakh, plus stamp duty and registration, is your own contribution.

How is EMI calculated?

EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the loan, r is the monthly interest rate (yearly rate ÷ 12 ÷ 100) and n is the number of months. The calculator on this page does it for you.

Does the home loan cover stamp duty and registration?

Usually not. These are paid from your own money, so plan for them along with the down payment.
