Under-construction or ready-to-move flat in NCR: which is right for you?

By Shubham Giri, Rangeela Estate · Facts checked 13 October 2026

This is the question I get most from first-time buyers. There is no single right answer. It depends on when you need the home, how much risk you can take, and whether you are paying rent today.

The hidden cost of waiting

Say you pay ₹25,000 rent and the flat is 2 years late. That is ₹6 lakh of rent, on top of your EMIs if your loan has already started. When you compare prices, add the rent you will keep paying until possession.

Tip: A middle path: projects close to completion (OC applied for) often have a lower price than fully ready flats and much less waiting.

Questions buyers ask

Is GST charged on ready-to-move flats?

No, not when the builder has received the occupancy or completion certificate before the sale. Under-construction flats have 5% GST (1% for affordable housing).

Is it better to buy under-construction or ready flats in Noida?

Under-construction can be cheaper but carries delay risk and GST. Ready flats cost more but have no GST and no waiting. If you pay rent today, the rent saved often narrows the price gap.

What if an under-construction project is delayed?

Under RERA you can claim interest for the delay or, in many cases, a refund with interest, through a complaint to the state RERA. Check the builder's track record before buying to avoid this.
