How to check a project on RERA (Noida, Gurugram, Delhi), step by step
By Shubham Giri, Rangeela Estate · Facts checked 13 October 2026
The first thing I do with any project is open the RERA website. It is free, it takes five minutes, and it tells you more than any brochure.
But "it has a RERA number" is not enough. Here is exactly where to look and what to check once you are there.
Which RERA website to use
| Project location | Website |
|---|---|
| Noida, Greater Noida, Ghaziabad, Yamuna Expressway / YEIDA | UP RERA: up-rera.in |
| Gurugram, Faridabad and the rest of Haryana | Haryana RERA: haryanarera.gov.in |
| Delhi | Delhi RERA: rera.delhi.gov.in |
The steps
- Get the project's RERA number from the builder's ad, brochure or website. By law it must be shown.
- Open the right state's RERA website and go to the list of registered projects.
- Search by the RERA number, or by project or builder name.
- Open the project and check that the name, builder and location match exactly what you were told.
- Read the registration details, the documents and the progress updates (below).
What to check on the project page
- Registration validity: the date the registration ends. If it has passed and there is no extension, ask why.
- Promised completion date: this is the date the builder committed to RERA, not the one the sales person says.
- Progress updates: builders must update construction progress every quarter. Missing or old updates are a warning sign.
- Approved plans: layout and building plan approvals should be uploaded.
- Number of units and carpet areas: compare with what you are being sold.
- Complaints and orders: search the builder's name in the complaints or orders section.
- Other projects of the same builder: were they completed on time?
Warning signs
- No RERA number on the ad, or "RERA applied for". Don't pay anything yet.
- The RERA number belongs to a different phase or tower than the one being sold to you.
- Registration expired with no extension.
- Many complaints about delay or refunds against the same builder.
- "Assured returns" or "guaranteed rent" promises. RERA does not protect these.
Tip: UP RERA also lists projects that are in insolvency (NCLT), de-registered or on hold. Check those lists before you pay a token amount.
What RERA does not tell you
RERA shows the project's approvals and promises. It does not prove the land title is clean, that the builder has paid the authority's dues, or that your specific flat is free of loans. For that you need the documents check and, before you pay, a property lawyer.
Questions buyers ask
How do I check if a project in Noida is RERA registered?
Go to up-rera.in, open the registered projects list and search by the RERA number, project name or builder name. Check that the details match and that the registration has not expired.
How do I check RERA for a Gurugram project?
Use haryanarera.gov.in. Gurugram projects are under the Gurugram bench of Haryana RERA. Search the registered projects list and check the validity and completion date.
Is a RERA registered project 100% safe?
No. RERA registration means the project is registered and must follow the law. You still need to check the builder's track record, progress updates, complaints and the land title.
What does an expired RERA registration mean?
The builder did not finish within the registered time. They can apply for an extension. If there is no extension, ask the builder in writing and check the authority's orders before you pay.
